Gwen Goins (NMLSR #451891) is a Mortgage Consultant with over 32 years of experience in mortgage origination, currently licensed in Missouri and Kansas.
Gwen possesses a Bachelor of Science in Accounting from Ball State University and has completed the certification training to originate Missouri Housing Development Commission First Place and Next Step grant programs. Gwen is also a proud veteran of the United States Army Reserve where she earned a Medal of Service for active duty service during Operation Desert Storm.
Gwen has a thorough understanding of the entire home buying process and is knowledgeable on many types of loans, including JUMBO, VA, USDA, FHA, and Conventional. Gwen is extremely patient and believes that educating her borrowers is just as important as closing on their home. To that end, she specializes in first time homebuyers and newer agent relationships, providing Homebuyer Education Courses and New Agent Training regularly.
Gwen resides in Lee’s Summit, Missouri and is the mother of two beautiful daughters. She serves as Secretary of her United Methodist Women unit, Secretary of St. James United Methodist Church Usher Board, active committee member of Alpha Kappa Alpha Sorority, Inc., member of Mortgage Banker Association of Kansas City and American Legion, Post 149. In her spare time, she enjoys community service projects and spending time with her granddaughter.

Do I need to save for a 20% down payment?
No! With FHA loans you can get approved for as little as 3.5% down, VA and USDA loans can offer you $0-down options, and with Private Mortgage Insurance (PMI) you can get into your new home with less than a 20% down payment. Whatever your situation, you have options.

Are Pre-Qualification and Pre-Approval the same thing?
No. Pre-qualification and pre-approval are two different things. Pre-qualification means that a mortgage lender has reviewed your financial records and believes you will qualify for a loan. A pre-approval is a conditional committment from a lender that they will lend you the money for a mortgage.

What's the difference between an adjustable and a fixed rate mortgage?
A fixed rate mortgage means that the interest rate is set when you take out the loan and will not change. What is Private Mortgage Insurance (PMI)?
